Seabrook Landing

A community of 33 single-family home-sites located on 52 magnificent acres within Hilton Head Plantation.   Lot sizes range from .4 acres to 1.5 acres.  Many of the homes on Seabrook Landing have waterfront or lagoon settings.

Community Amenities. The community of Seabrook Landing includes a private swimming pool and a community dock with access to the Intra-coastal Waterway, and daytime docking. In addition, Seabrook Landing residents also enjoy the recreational and entertainment privileges of Hilton Head Plantation.

Historical Information on the Island.

​

In 2000 B.C. Indians of the Late Archaic Period of prehistory (oyster shell and earthenware pottery fragments identified) 500 A.D. Indians of the Woodland Period of prehistory (stains, pottery fragments and flint flakes identified) 1100-1300 Indians of the Mississippian Period of prehistory (oyster shell, deer bones and pottery fragments identified) 1800's Seabrook Plantation Era was a time when sea island cotton was grown. A tabby (a concrete-like mortar made of lime, sand and crushed oyster shells) block formation is now at the base of the Ribaut Dr./Charlesfort Place sign. This is a ruin of a workers' home found on Seabrook Landing during development. During the Civil War (1861-1865), Seabrook Landing was a probable lookout post for Union and/or Confederate troops.

 

The flags of six sovereign nations have flown over Seabrook Landing. History and intrigue abound with tales of forts and fights commonplace in the more than 400 years of its recorded history. Prior to that time, Indians roamed the island and its environs, following the seasons and the bountiful harvests of Port Royal Sound and the islands which surround it. Port Royal Sound provides the deepest natural harbor of the Southern Atlantic Coast.

Fort Mitchel (1862-1864)

A Union Civil War Fort was established in 1862 on Hilton Head Island, Beaufort County, South Carolina. First named Fort Gillmore after its designer and Chief Engineer at Hilton Head, Captain Quincy A. Gillmore, (Cullum 1407), it was renamed Fort Mitchel after Major General Ormsby M. Mitchel, (Cullum 555), who died of yellow fever on October 30, 1862. The fort was abandoned in 1864.

History of Fort Mitchel

Established by Union forces soon after the capture of Hilton Head Island on November 7, 1861. It was originally built as a small earthen lunette with two faces forming a salient angle, two flanking sides and open at the rear. A central bomb-proof structure provided protection for the troops and supplies.

Fort Mitchel was positioned on the northwest side of Hilton Head Island to control Skull Creek and protect the U.S. Navy Seabrook Landing coaling station. Skull Creek separates Hilton Head Island from the mainland.

​

The fort was designed to mount five or six guns on a bluff above Skull Creek. The cannons were positioned so that three of them pointed downstream, one was positioned to fire directly across the creek toward Bull Point, and two were pointed upstream toward Port Royal Sound.

​

Advancing gun technology and the use of ironclad ships rendered the battery ineffective by 1864 and the attending garrison was redeployed that year.

Hilton Head Plantation offers an attractive list of amenities that appeal to outdoor enthusiasts, including over two miles of beaches on Port Royal Sound, a full-scale marina, fishing lagoons, six miles of walking and biking trails, gardening plots, and two nature conservancies.

And for the homeowners who would rather spend their time playing games and discovering new hobbies over getting their hands dirty, Hilton Head Plantation has plenty of indoor facilities too. These facilities are located in The Dolphin Head Recreational Area, Plantation House, and Spring Lake Pavilion.

​

When homeowners need a heart-healthy workout, they can migrate to one of the many state-of-the-art fitness centers located within the community, where they ll find recumbent bikes, treadmills, elliptical trainers, resistance-training machines and free weights.

​

Homeowners who enjoy attending group exercise classes like Zumba, Pilates, Yoga and step aerobics, over the gym are encouraged to join one of the many clubs that utilize the multi-purpose rooms in the community.

​

Golfers in the community have four courses to choose from: Bear Creek, Dolphin Head, the Oyster Reef Golf Club and the Country Club of Hilton Head-designed by Rees Jones.

 

Hilton Head Plantation Homes & Real Estate

Hilton Head Plantation broke ground in 1973 and when complete it will include 4,278 homes with floor plans as unique as the community's numerous neighborhoods. And if potential homebuyers aren't satisfied with the available homes, they can hire an outside builder to create a custom plan to suit their precise wants.

Buyers have the option to purchase a resale home, condo, townhouse, or empty lot, upon which to build a new home. Condo and townhouse owners get to choose between below or above ground, covered parking.

​

Single-family homes make up the majority of homes in Hilton Head Plantation. These homes range in size from smaller, single-family villas to larger, estate homes with water views and optional casitas. All single-family homes have attached garages.

 

Hilton Head Plantation Lifestyle

Whether they choose to stroll barefoot on the beach or to bike to and from work or to participate in other leisure activities put on by the activities director and recreational staff, homeowners greet each other with a friendly smile and warm hello no matter what they're doing.

And with more than 20 premier courses, four of which are located within the community, golf has always been a Hilton Head tradition. For those less inclined to lace up their golf shoes, Hilton Head hosts a variety of festivals and special events, including the annual Bluffton Seafood and Arts Festival, the PGA Verizon Heritage Golf Classic and the Celebrate Hardeeville catfish cook-off.

Hilton Head Plantation is serviced by Savannah International and Hilton Head airports and is conveniently located 30 minutes from I-95 in Hardeeville, 45 minutes from Savannah, Georgia, and two hours from Charleston, South Carolina.
